Student Rental Turnover: Get Your Appliances Ready Now, Not September 1

If you own student rentals in Guelph or Waterloo, you know the calendar by heart. Leases end in late August, the new tenants arrive September 1, and somewhere in between you have a few frantic days to repaint, clean, and fix everything eight months of student living did to the place. Here is the part experienced landlords know: July is when you deal with the appliances. By the last week of August, every repair calendar in the region is full.

The Turnover Appliance Inspection

Walk every unit this month and put each appliance through its paces:

The fridge. Check that both compartments hold temperature, the door seals are intact, and the shelves and crispers are present and unbroken. Listen for compressor noise. A fridge limping through July will not survive a September full of five roommates.

The stove. Test every burner and the oven. Check that knobs are present and the elements sit flat. Student rentals lose stove knobs at a rate science cannot explain.

The washer and dryer. Run a full cycle in each. Clean the dryer vent completely. A lint-packed vent in a student house is a genuine fire hazard, and it is your liability, not theirs.

The dishwasher. Run it empty and check for draining problems and leaks around the door.

Repair, Replace, or Upgrade: The Rental Math

For a rental unit, the calculation is simpler than for your own home. You need reliable, not fancy. A repair that buys several more years on a solid older appliance is usually the right call, and we will tell you honestly when it is not.

When replacement makes sense, used is the obvious move for student rentals. A tested used fridge or washer costs a fraction of new, survives tenant turnover without you wincing, and every unit from Al's Appliance is inspected before it goes out. Many of our landlord customers standardize on used appliances across their whole portfolio for exactly this reason.

Why July Is the Move

Book repairs now and you get your pick of appointment times, parts can be ordered without rush, and replacement units can be delivered to an empty or occupied unit on your schedule. Wait until the August scramble and you are competing with every other landlord in two university cities, plus the regular moving season rush. The landlord whose fridge dies September 2 with new tenants in the unit pays more, waits longer, and fields angrier phone calls.

One Call for Your Whole Portfolio

Al's Appliance works with landlords and property managers across Guelph, Waterloo, Kitchener, and Cambridge: in-home repairs, honest repair-or-replace advice, and a steady supply of inspected used appliances priced for rental economics. One call, and the appliance line on your turnover checklist is handled.
